I will bend over & learn as much as possible.

At least when you're starting out.Perhaps a portfolio lender that doesn't underwrite to the Fannie/Freddie guidelines will bend the rules a tad bit. 

We have had to do that in the past in Bend, OR.

My criteria for looking for a location is growing population so I was loving Bend OR but now my husband and I have added tax incentives so that's pointing us toward Nevada (Reno) or maybe Utah. 

So this is in South Bend? 

I’m also an investor in Northern Indiana (out if South Bend) and looking for similarly sized buildings in the same areas.

Hopefully 1 of those 2-3 doesn't try to bend you over, is reliable, and does good work.This is my experience in the 4-5yrs I've been doing this business full-time. 

That said, the only one I know for sure is Ft Bend Cty, where Missouri City is located, which is just as high as Harris and seems to have pretty aggressive yearly reassessment as well.  

Rather than bending over backwards to appease him, your energy now should be spent on regaining control of the house without making an enemy of him.
