It involves a lot of planning and people-managing, and knowing what going into building projects at least on a high level is key.

It sounds like they are telling you to trust them, but not willing to show you the details on why you should trust them but that it is their 'magical sauce' that makes things work.

Trust youir feelings.

That means it would be myself or a trained and trusted sales professional if I decide to hire one. 

Also areas where you have trusted family and friends that can give some feedback on local growth areas, areas that might be deteriorating or areas that are development embattled.

And if all fails, I could sell after I graduate, and take the proceeds and pay off my high student loans if needed, or just "level up" to a different asset class when I am in another profession. 

Are you going to fly out to view the property you buy or trust your agent and inspector have them video record a tour?
