I just make sure no paint is peeling, look for anything unsafe, and checks smoke alarms and co2's.

I'd be alarmed at such a major change as actually removing a current tub/shower combo, which to me seems more than a reasonable modification (like grab bars or something), without an escrow to return it to normal.
