I'd be alarmed at such a major change as actually removing a current tub/shower combo, which to me seems more than a reasonable modification (like grab bars or something), without an escrow to return it to normal.

We had these fire door closing hinges and while a determined thief could figure out how to get them off to me it wasn't readily apparent.Also before changing check that making it inswing doesn't create an issue like swinging into the stove.
