I suppose some people would get offended at an offer, and you probably don't want to deal with people like that anyway as they are far too emotionally invested to be rational or reasonable.

I Bought a property last week that was in not great condition and it had 4 other low offers with contingencies- I offered to match the high price with no inspection - no contingency as the lot was worth more to me than the asking price for the house- I’m going to knock it down and build a multi unit building so I don’t care about all the short comings of the house that everyone else was using to rationalize their low offers- the sellers signed right away and told the other offers they were declined-1 came back with a $40,000 higher offer- the point is - different people see different opportunities and ways to get there

But it sounds like you try and maintain a leveraged ration fo 4-1 on your property any when you get to 3-1 you sell and look for a new deal.
