This investor had an outdoor shower and the created a private patio with a fire pit and other amenities around the trailer so folks had a great experience.Is there a market for this in your area? 

I can't make the outdoors animal free.   

I really love my place and what I’ve created here and would prefer to keep living here for now until I can “easily” afford a little dream cottage with a bunch of outdoor space.Thank you for you thoughts @Renee Harris I’d love to chat creative financing after I educate myself a bit more on it. 

For one, CO has world-class outdoor activities everywhere.

My 2023 goal is to partner with someone(s)on a ~500-acre village in Tennessee (willing to consider other states if the land is right) by the water consisting of: A-frames, tiny homes, glamping tents, and treehouses complete with amenities I have come across on my travels: zorbing, zip ling, outdoor movie theater complete with stationary classic cars and space for outsiders to bring their vehicles in to park, above ground shipping container pools with see through plexiglass, lake blob, monthly mini burning mans, pool/sand volleyball, outdoor music venue, drone racecourse, 3d print stations, planetarium, and other ideas to get people to "stop the scroll" and provide the most unique experience imaginable.

I did a quick Google search and found a $200 million project called Glass City Riverwalk "Glass City Riverwalk is expected to become one of the region’s most popular destinations, with year-round outdoor recreation opportunities, including adventure play areas and an ice skating ribbon." 

Many have begun a side-business of outfitting STRs with furniture and decor (some will do the whole kitchen, outdoor areas, etc) and we did both of our STRs this way.

I agree that mountains offer more potential year around, as I myself enjoy the great outdoors very much.
