One "hack" if you use a cc for expenses pay it before the statement posts. 

There are people racking up CC debt, student loans, auto loans, etc.

with maybe a 740-789 FICO (I don't know cuz I am paying off some CC's to bring the FICO back up, but one of the credit agencies didn't bring it back up as much as the other I usually have an 800 FICO w no debt.   

I'd use a CC  in lieu of the debit card for security reasons.  

Their parents have agreed to come on as co-signers, they make a great salary (multiple 6 figures), steady and impressive employment, however their credit report shows a score less than our minimums with some high amounts of CC debt (5 figures) charged off as bad debt.

Unfortunately many of my tenants do not have CC.

I would keep calling Vrbo and the CC company if possible.

As an aside, I wouldn't find CC cancelation to always be a bad thing. 

Fairfax (the area directly below the CC main campus) doesn't have a ton of comps yet, since its still up and coming.
