when your only putting up 10% risk money I can see why you would do this.. not a big deal if you lose 5 to 10k.. but you certainly would not want to hand over a 50 to 500k check without having thourougly checked it all out. out our way auctions are cash and carry cash on the barrel head time of auction.. no do overs .. you bid you hand over cashiers check you own it... that day that time.. no waiting. so if you foul up you could be out a ton of dough  being that our average sale amount is about 250k..

This removes any chances the smell could leach out from the under side or thru the paint.

How large of an area does the smell linger?  

The regulations and rules do allow for foreclosures to be overturned or practices to be deemed improper but those battles take time.   

Now, I really believe due to the amount of work put into a place should of increase the price of the house as well, but it was a battle to fight..

Most likely you will lose this battle nor its a battle to get into. 

The smell might be another story.
