C class office can go vacant and stay that way MHP once filled rarely changes unless you let it become a mini ghetto.. owned units in a park while on surface look good.. they are not.. they are really hard to maintain.. as parts are custom.so when I bought my parks first thing I did was sell the MH to the tenants when able until they were all gone.Plus in a resale most knowledgeable buyers are not going to give you value for the homes..

You can buy a 2 ton mini split unit for around $900.

@Aaron Hurst From what you're saying it sounds like there's no doubt it's a mini-shake down.  

@Jim Froehlich, in the past, I've used https://www.transcriptionhub.com/ for a mini book I "wrote" by recording content, then having them transcribe it to get a quick first draft knocked out.

Also, it gives you a chance to almost do "mini interviews" until you find the right one.
