However, I have reached out to and interviewed several PMs, and there seems to be a big communication issue - a large number of them are unresponsive, replying w/ pertinent info days after they said they would -  if at all. 

I think it is fair to say that the STR market in the Poconos is very competitive and in a bit of a correction. 

But if you came in close to budget , in a reasonable time frame , and the work was good quality and you are happy , then you paid a fair price .Its easy to sit back after the fact and tell someone that they could have gotten it done cheaper .

As part of the renovation, all of these were remedied however the violations were not cleared as I suspect the renos were done without the full permitting.The purchase agreement had a requirement to clear the violations prior to sale but the Seller and I agreed a fairly substantial seller credit to clear the violations as it was recognized there were risks around the renovation work and potential non compliance with permits that I may have to remedy.

Price is fairly low for the upside and it does have $300K in a perpetual fund  for when sales stop. 

This is not to discourage the determined investor, but I only think it's fair that people realize the competition in our market for this asset type.
