As several realtor/investor colleagues have said in our Austin REIA meetings, the DINK (Dual Income No Kids) movement is rapidly transforming the downtown area.

Scary to me, but I let my Indiana license go prior to the change, so I'm not sure how that change has affected the business there.Ohio has a 120 hour pre-licensing requirement for salespersons, but to become a broker requires a 2-year degree that includes a moderate list of business-related classes, at least 40 transaction sides closed (dual agency counts as 2 sides), and a minimum of 2 years full-time.

Or simply send an offer and tell the agent that: "I am comfortable with you representing me as a Dual Agent or I am happy to sign off on any other non agency disclosures you need me to sign off on in order to move forward with you presenting my offer"

That asset is what they call mixed use given the dual component, retail and multi.

Lastly, say I were to find a property off market and I am currently working with an agent for MLS listings, should I bring my agent in to be a dual agent or should I go in without an agent which would, I assume, entice the seller more to sell due to not having to pay commission.

The only time it would happen without there being a mechanical problem is if there was a voltage drop in the power coming in from the street.

Also added extra insulation between upper/lower units, added all dual-pane windows.I was lucky and didn't exceed the insurance payout, but as the labor is already budgeted, I would have still done the upgrades out of pocket if necessary - - why come back later?

I would even argue that this is not a good goal to have in general given the tradeoffs most have to make in the pursuit of what our culture values; the dual achievement and consumption lifestyle while trading off other things that arguably are much more important in pursuit of happiness, health, wealth, and the self-actualization goals of autonomy, mastery, and purpose.  

In my email to him, I stated that I understood and accepted that he'd be working as a dual agent.

& you've got to find an empty duplex; some, obviously, just have 1 side up for sale (dual owners). it's a great way to start your career.
