@David Faulkner... yes I factor all of those to some degree, but when the cash flow is negative or barely break even, its hard to convince myself that those other factors trump the poor cash flow. #2 and #3 assume you are getting a good deal and the likelihood of continued appreciation is high for the entire time you own the property..... buy at the high end of the market and those aspects fall flat. 

Although i distaste gurus and those people you have to heed warnings and go figure out if it is true or not.The SP500 is waaay trump overvalued right now, and all goes the same for RE.

Even before all those adjustments, rates in general spiked on the most recent election day (you could say rates are "Trumped" up, omg I crack myself up) and have not come back down to pre-election levels.

The last few years under Obama and now under Trump the fed has continued to prop the economy and stock market up.

This flood may give immigrants some leverage with Trump.   

Since then, I've been reading/listening to everything I can...Trump Style Negotiation, Invest in Real Estate Without Banks (didn't finish), 13 Steps to Valuing Your First Multiplex (in progress), countless podcasts, countless YouTube videos, two BP webcasts, etc...can't get enough.  

It may be interesting to point out that just 11 days before Harvey, Trump signed his infrastructure bill under the shadows of Charlottesville.  

I have a saying (I stole it): Hard work and actions trumps theory every time.

Before Trump became president, he sued anyone and everyone at the drop of the hat.
