The lower dollar value of properties in this area can definitely lead to better returns on investment.It's essential to have a crystal-clear understanding of what your investor is looking for.

See historic housing prices for the country below.In summary, we do not have a crystal ball to tell you exactly how this will all play out but I can tell you that the changes in housing and lending that were implemented after the 2008 housing crash have protected homeownership and made housing a much safer investment than back then. 30% of homes locally have been being bought with cash in recent years.

My vision and strategy is crystal clear but I feel that there is more that I could be doing.

@Evan Polaski I guess I'm just too much of a coward to go long on the stock market no matter the depth of my pockets :) Nobody has a crystal ball to know where the stock market will be in a month or a year as it fluctuates with market sentiment. 

There are also some very poorly written Docs that are NOT crystal clear, or that do not address seemingly fundamental issues.

No crystal ball here but I have over $1.5 million in investment riding on the theory that the current trends will continue through at least the end of next spring and that in long term betting on Bay Area real estate is the way to go.
