Indoor dirt floored R/C car track with jumps.

Laser tag with refrigerator boxes as barriers.

Homeless shelter with cots and showers X$ a night.

Chinese Buffet.

Western Dancing parlor.

Saloon with pool tables and a door guard.

Night School, learn--English, office work, "To run the computer", 

Lease the parking lot to the PD to store cars there that are awaiting repairs.

Put in a stage and folding chairs and have a community playhouse.

Indoor put golf/with A/C and beer taps.

Chuck E Cheese or clone.

Morticians may want to work there if the parking area is nice.

Boat dealer (???)

Elks Club meeting house #XYZ

Sherwin Williams paint store.

Polka Palace Dancing nightly with live Accordion music and keg beer.

Probably too short for a bowling alley (???)
