All of my luck has been because of fast reaction.

The initial reaction if you are asking how to find someone is resistance, but if you frame the question like you are trying to help them out and offer $ to someone if they put you in contact with the owner they'll do work for you.

Maybe some manufacturing is moving in but I'll be surprised if that makes an impact.My initial gut reaction is to let this one go - I can't see any foreseable way of making any profit out of this that makes it worth the headache it could be.Thanks for the info!

When you think of property A, what is your first reaction?

My initial gut reaction is that I would take the 150,000 to make nine $15,000 down payments (20%) on $75,000 single family homes in places like Memphis, Detroit, Pittsburgh, Jacksonville, Indianapolis, Ohio, etc etc).  

I emailed my contact in their Administration office in Memphis, TN and shared my reaction, short and sweet thinking naively we'll work it out, as something is strange here.

Quick initial reaction - do you buy this house?

If you are not able to do that always go in low and then watch / listen for the owners reaction. 

My residents reactions are always positive.
