SMALL town investing - in vacant lots - would you do it?

I've got a lead on another vacant piece of land. Its six 50x125' lots next to each other. Possibly great location for smaller houses or manufactured homes. Unfortunately, there is no decent access to the road. In the image below the parcel in question is in red.

Yes, that is the town. The whole thing. There are a few properties south of it but its a 0 stop light town.

Would anyone recommend moving forward on this type of a deal given its location? There is no direct road access. Right now, what is labeled 'third street' is undeveloped.

Any takers out there? I'd love an idea of what could be done with this type of property.

Thank you,

@Steven J. - go with your gut. Unless there's some major update to this town or if it's part of a larger MSA that is expanding or if homes are selling like hot cakes. Or, if there's currently not enough properties as renters. All things I assume are "no" in this scenario.
