Agreed - Even though I've never heard anyone give a cautionary tale about commingling on the back end of the tenancy, it appears a lot like commingling to me too.

Instaed of just turning it back to 70, they now turned it down to 64.

I would recommend looking up Justin Spaulding on Instagram. 

They should be pretty easy to find, most have an instagram or Facebook, or post on eventbrite.

Do online ads on Facebook or Instagram work better than doorknocking.

How they keep their current home is how they will keep yours. and their car is a tell tale as well.. if this is a loser it probably wont get better you may decide to just sell and buy an asset in an area with a better tenant base and less available opportunities for rentals.. like here I parts of Oregon. its dead as well. but in the hot areas you up a rental on craigslist and you will have 40 replys in one day with 30 of them over 700 fico..

Rather it be for just a weekend trip to post to their Instagram, or a place to settle in to make long term memories, tiny home communities carry big options and big returns, as they carry great value for both the investor and the buyer.
