For starters one thing negative in my market which is Baltimore and DC is voucher recipients doht want these homes because the voucher allows them to get better even if you fix it up.

The vast majority of our investors like Richmond County because they can purchase a 4 bedroom property in a decent rental neighborhood for $35,000- $45,000 and rent it for $750.00 ( This is the value of an Housing Authority 4 bedroom voucher in Richmond County and is typically used as the baseline for setting rental amounts).

My one complaint would be with Section 8 tenants (and we sometimes have them) asking me to take yet another $100-$300 off so their voucher can cover a newly renovated place.

At some point there will need to be more vouchers and such in place so that the workers at the bottom will be able to live in these places to support the economy.
