My experience is in Hawaii where there is minimal utilities (only electric) and no weather issues (70-85 temp range all year), so maybe thats why my rentals have been maintenance free.As we speak my parents are staying with me, and my dad is dealing with his SFH home tenant and repair issues.

I guess no more pools being filled or no car washes.As far as the heat goes, you can always place a set temp on the thermostats and keep it set at 70 degrees.The landlord can not change until the lease is up.

I figured its probably not a good idea to pay mortgage on a property so I was thinking I would find a temp career job that pays decently and save up enough money to buy a property at the set price.So when this day comes, do you think 1 property is enough to make a living?

I had one of those back pressure sewer valves put in $500 installed.It made a BIG difference as the insurance co didn't want to include coverage as the home had a claim in the past (b4 I owned it, & the city sewer backup was not the fault of the home owner).In my area if it happens you're responsible for the temp accommodation of the tenant(s) until it's cleaned up.Since then the only blockage we had was viewed via camera & found to be a city clay sewer pipe collapse.

Those temporary losses can be recovered in the next property...as long as you are still in the game, and have enough to get there.Sell the property, even at that temp. loss, and recover your loss on your next deal...with profit.
