I have been reading a few of the sticky about COC, NOI and some other stuff to calculate how to determine what a good deal is, but it seems like that what i figured would be a good deal, a majority of people do not feel the same. 

I use a whiteboard and good old fashion yellow sticky notes.I've managed over 1,000 Assets in my System.

I dont know your situation at all, but it can get sticky if you’re not on the same page.

He showed me how to build an NOD Mailing list for free then I had to go door to door and every house I did not get answer from I had to leave a sticky note(very important gives a personal touch) that said," hey buddy sorry I missed you call me when you get this" and every one that was vacant with no realtor sign in front, instantly was mailed a yellow letter in a hand written party invitation envelope.

(There was a battle between Condos in Irvine or SFR in CH)I'm in the process of renting this 4/3 2240sqft SFR out this month and I've read through most of the sticky* discussions on tenants and renting which helped a whole lot. 

Eat beans n rice and once you get tired of that you can eat rice n beans. 

Most tenants will be more than willing to pay, and it will help keep you out of potentially sticky situations (like Greg mentioned about emotional support animals).

One sticky widget I need advice on: what about basic landscape maintenance???
