We will also be taking out the lava rock bbq, refinishing decks, and adding a hot tub (which needs to be screened)  QUESTION:  That area next to the garage is where the garbage can is, and then there's a large storage area.

Roof over lay maybe maybe not... refinish floors maybe new counter tops and rehab bathroooms.. spruce up landscaping and paint in and out.. usually a 10 to 20k job.. that is what I see kind of the middle of the road.. then you of course have others that will try to do the least possible. like this one they brought in a Used condenser unit.. that was a huge red flag and it was no good to begin with.

2) Minor upgrades like.......replacing vinyl and carpet floor with tile (areas except bedrooms), Kitchen countertops from pretty roughed shape to newer laminate one, cabinets (kitchen and restrooms) refinish/paint over, etc.......

We actually closed about a week after that, on January 26th.All-in rehab expenses of $38,414, which included adding a shower to the master bathroom, full kitchen remodel, renovating both bathrooms, new point, refinishing hardwoods, insurance, appliances, etc.

It can be refinished no problem, but some tenants are knuckleheads and will think that solid surface means you can use the direct counter as a cutting board.
