Did a little detective work and I think what happened was he left early without legally returning possession, so they filed eviction and detainer, plus the difference between his security and the 2 months rent loss.I just offered them the unit with 2 conditions, last month as Mark helpfully suggested (didn't know that was legal) and that they use an automatic ACH payment or a service like Cozy.I was planning on asking them to sign at least a 15 month so it's up in the spring next time.

A lot of banks now allow ACH transactions if you have the account and routing numbers for another bank account.

Williampaid is also another one, if the tenant pays by ach deposit there is no charge to either the tenant or the landlord.

Contactless (online) payments is a big deal given the current state of things during C19, especially with the right platform that allows your tenants more options (ie. debit/credit card option, ACH payments, or even expedited payment processing, along with rent/payment due date reminders, and the ability to report positive payments to TransUnion in order to give your tenants' credit scores a boost; this acts as an added incentive for them in the long run as well).

For $8 per month they will collect the rent from the tenant (Bank ACH) and deposit in my biz account.
