They put up all the money to purchase, they put up all the money for repairs, and if you find some massive issue or you just decide you don't want to do it, you can walk away and they're left holding the bag.You will find some "lenders" who say they will do this, and go through some paperwork and then at the end you discover they want "payment insurance" or a ridiculous "application fee" of a couple thousand dollars.

Not everyone has this problem...I have a massive and very strong buyers list, including real pro investors and developers looking for deals in NYCbut i need more properties in order to find for everyone exactly what they need,so two questions: (1) how to i generate a bigger flow of deals ?

I know commercial are shorter with higher rates and the occasional massive balloon payment.  

Of course they never found it and the city of Harrisburg eventually went bankrupt due to the massive expenditure of placing the official USA Today “#1 City in the USA” graphic on every police car, ambulance, uniform, fire truck, building, park bench, police dog, memorial statue, lamppost, street light, crossing guard, trash truck… you get the point.

I tripped over this article the other night, which sums up a lot of what I've been thinking about REI lately: Investing in Real Estate Won't Build Massive WealthI think there are some pretty obvious omissions or flaws in it, most notably that the author is looking at ten years as an unbearable amount of time to build "massive" wealth, but that it also hits on some very important points. 

Even if you have all your tax-advantaged accounts in Index Funds (a-la Warren Buffet) you're probably going to get around 7% over the course of those 20-30 years, which is a pretty solid return for having zero time invested, and extremely low risk relative to other investments.

Don't waste your time trying to build those massive lists because its honestly just a waste in most circumstances.

That is a massive red flag.
