So much depends on type of development (tract vs infill) and price point.Raw land could be under 5% on a suburban tract development, and well north of 30% for Atlanta's top neighborhoods on infill deal.

They went out of town for 2 weeks and it was heaven, this place was totally liveable, I would have had party but my cat died, probably from stress induced by one of their screaming battles, but actually from a urinary tract blockage that would have cost over a thousand to correct (which is known to be caused by stress) anyway.

get your RE license work on a team or for a top producer then figure out what part of re you want to play in... just trying to start out with no money and no experience is a fast tract to failure .. remember 90% or better of folks on BP or anywhere else will never do one deal.
