OPM? Help!

Hey guys. I am generally new to BP, but am always enjoying reading deep into the forums; however, I can't seem to find more info on how exactly you get other people to fund deals?! I am going to some REIA meetings soon (monthly) and I know I can network there, but do I literally just make conversations, build relationships, then propose a deal that involves their own cash? I am interested in being the one who finds a house, does the renovating, then flips it, but I need true mentoring and OPM for sure. I'm brand new and really don't have much of my own money... I simply have the drive and the willingness to do the dirty work. Any advice helps!

I would advise you to find someone in the area of real estate you wish to work in.  Work with them for while learning the ropes and save up some money.  You will find it difficult to borrow OPM with no experience.  Get a few deals under your belt and then start looking for OPM.  Just my opinion.
