From the OC. as far as about Palmdale, Lancaster..in my personal experences i havent had much success going through an REO broker/agent in finding my deals, because unless you have a great relationship (dinners, alittle smozzzzing here and there) for the most part, these properties have either been picked over, the spreads are too thin, or the realtor fees, holding fees tendsto add up.. and lastly, the bidding war process can get ugly--and extremely frustrating--that agent, will upsale that property in some cases, 40k to 60k..and its all fair game if you caught in a bidding decision..

The only times I don't answer my phone is when I am in church, with a customer, on the other line or eating dinner with the family.Besides, may be they are calling you to let you know the house is on fire, there was a break in or MAY BE, JUST MAY BE...They are calling to wish you a Merry Christmas!!!

Not sure I'd have dinner guests and use knives engraved with a real estate company on them!

And I can buy 3 toilets and have enough to go out for a dinner for $170, I think i'll roll the dice but wait I've got about 32 toilets in service.
