And you have no risk of evictions and, depending on your management company, you get most of your damages covered even.So I'm wondering if maybe investors just need to see the actual proformas and what these numbers look like with some basic assumptions (i.e. annual rent increases, annual appreciation) to really hit home how good these numbers truly are.

We agree that rent control is not an effective tool.

We have had a lot of storms this year so there has been a lot of storm damage to roofs.

From your experiences, what is a good/effective/quick way to have the current occupants move out? 

In most states Section 8 won't pay for damages.

The seller could go after (sue) the buyer for liquidated damages.

I pay attention to our competence, responsiveness, effectiveness, and other internal metrics. 

They have lawyers create the leases and they're updated as new laws go into effect.

Also, most of the stuff your list is low cost which is great, but once you start getting the deals and paying yourself back on the direct mail, double and triple those actions too (of course when you to a place financially that you can do that effectively).
