I have 25 properties (34 doors) that I mainly bought using the BRRRR method + a few I bought subject to and owner financing.

It's the simplest method that produces results, but agents fail to put in the consistent effort. 

But if you decide to self-manage, you need to consider (at least):-management software (rent management, communications, maintenance requests and tracking, etc.)

What method has brought you the best results in finding deals and then acquiring them? 

It's a good idea to fund the "model home" if you plan on doing the "let me build your dream home" method, that way there is something to showcase instead of just plans and land.

After everything I read, it seems like it all comes down to "having a team", "if the numbers are right", and "finding a discounted property".Investing technique: Preferably BRRRR Method.

If your PM is not communicating with you on a regular basis about the status of the property's activity and also not responding to your inquiries in a timely manner, that's a problem.
