Generally not going to be allowed by DSCR lenders - primarily because manufactured homes are typically not actually considered "real estate" since the home can be picked up and moved (and the lender won't have foreclosure recourse in this occasion).

This allows me to advertise the property in advance and I usually have a new renter under contract before the old renter leaves.There are rare occasions where the tenant will not cooperate and allow showings, or I don't want to conduct showings because the tenant is a slob.

When I've got everything dialed in just right, my response rate is usually around 5% - 10% (on some rare occasions it's been up around 18%, but that's more the exception than the rule) and the acceptance rate is usually in the range of .5% - 1% of the total number of mail units I've sent out.

You don't state just how far in advance you are dealing with here, but on rare occasion we have accepted the full deposit as a "hold" deposit, which will convert to the Security Deposit once keys are handed over, based on a one page agreement stating all of the pertinent facts.
