(Each is 1bed1bath)** this will be OOS rental. approx 6% rate162K Total, DP 24.3 K which is 15%, seller pays all closing costs. (30 year conventional loan) Both units are completely redone. i will have to furnish appliances (refrigerators, stoves, W&D) for short term rental.

You can get fancy with your lease wording and go with no stove (hot plate/induction top only) to try to improve your odds but you still can get screwed over.

I had to move all the kitchen stuff out of the kitchen for painting... and then slide it around again for flooring; and then hold my jaw an inch higher on the left, make a circle out of salt and then spit over my left shoulder just to prep for flooring  -_-  I should be sponsored by a  hardware store at this point *Cough* Home Depot *Cough* Lowe's *Cough*...So, if you all don't use your stove in front of your front door... are you really living?

This is a total lie because they fail to tell you it is impossible to have the house rented every day and the cost for a management company to constantly have to keep the house rented and the cost to clean inside and outside the house, change bedsheet, clean bathtubs, toilets, stoves, refrigerators, and make the house in pristine condition for each new guest is very expensive and time-consuming.

Sad to say, there is a certain ethnic group that cooks everything they eat by boiling all their food in grease and these people destroyed this house with the grease on the stove, kitchen cabinets, walls, ceilings and cleaning all the grease was very depressing.

My initial thoughts were to have a bed frame with a nice mattress, solar lights, adirondack chairs, and possibly a small wood stove within the heavy canvas tent.

The IRS auditors are looking for blatant cheating and looking for messy and accounting and record keeping where mistakes are apparent, but when you present nice clean records the auditors know the business or person they are auditing are on top of their game and a few missing invoices is an expectation.The difference between an accountant and a CPA is a CPA sort of certifies to the IRS that when the IRS is doing an audit that the books have already been certified by the CPA and this is true because when my CPA compiles my books before the end of the year he calls me on the phone and questions me about some transactions like when I paid $7,000 to an appliance company for one stove and one refrigerator.

Location, condition, neighborhood, etc...[2] Dope Fiends De-volve in life (quickly), and unless Section-8/Welfare is paying for their housing and utilities and food, they will soon be (late on rent, then short on rent, then missing rent) to pay for their Dope (unless they get stuck in the greybar motel or a cemetery).[3] Dope Fiends tend to let their living quarters de-vole into "Filth and Bugs"--while they "Turn on, tune in, and drop out" {baby}.[4] The quality of "Visitors" Dope Fiends have over are not people you would want to be there when you come to "Fix the stove".If the duplex is too "Slummy" for non Dope-heads, well that's another thing.Another thing, females sometimes resort to (methods of ill repute) to pay for their drugs, and if that happens your duplex will probably be on the PD nuisance watch list.If it were mine, they would be "Asta la vista, baby", the units turned and new renters found (who are likely to not be on Dope--such as long term hospital employees).Good Luck!
