I don't know for sure but...27 years, owing 276k and Vegas...Sounds like someone likes to play the tables with their home equity.There are also some comps in the area for the last year where a 4 flat sold for 425k which of course the appraiser didn't use.

Really, banks DO contain mountains of cash, IF you know how to play the system, from lines against good props, to loans for commercial buildings, to personal lines of credit, to large credit card limits..and just like McD a bank is on almost every corner of ever town.

Now I will probably invest closer to home - probably in Brooklyn (Bushwick - an upcoming Williamsburg) where the prices are high and rental income is null, but I'll play the appreciation game and at the very least I can get my hands dirty screening tenants and doing maintenance work and know for a fact what I will be receiving.

A note isn't a revolving charge card, accrued interest doesn't bear interest over the term until defaul when all amounts owing may accrue interest until finally paid.....but then you have the interest accrual rules.BTW, also check the usury laws for any second on residential property mortgages.As Rick Harmon mentioned, the consumer loan can put you into loan mitigation requirements, you can play the give and take game, expecting less, but don't think your initial demand can be unreasonably or improperly demanded, because that will matter if there is litigation.
