Verify that the old shingles have been removed, any agreed upon underlayment has been installed (ice & water shield or whatever), and that the new shingles are put on including the ridge cap if applicable.

Another thought would be the northern tip of orange would probably be a great place to have one as you have a ton of great things going for you that would maintain year round occupancy such as disneyland, anaheim convention center(perfect str draw), Angel stadium( which also hosts things like motocross and the sort which people like having more room if they are from out of town), the grove(a music venue), The block(a large outdoor mall and attraction center),and The honda center(hockey/basketball center which has hosted a lot of college tournaments and has year round large scale concerts and events).  

You can also command top dollar during events such as IronMan, CanAm hockey, Horseshows and more.

The fridge is a very plain 18 cubic feet one, no ice, no water dispenser.
