@Kirsten Milliken as others mentioned, there is no official freeze on lending to self employed people.

Winter is especially bad because washers need to be winterized before just stuffing in a garage to store you don't want pump to crack from freezing.. 

And given how condo conversions are basically on deep freeze for next 10+ years, TIC is becoming the new condo here. 

First week of April we had very cold weather, below freezing and the house isn't heated and 3 people are living there... rent isn’t paid so I issue an eviction notice for the amount owed.

Tenant agrees to take due precaution against freezing water or waste pipes and stoppage of same in and about said premises.This includes, but is not limited to disconnecting all garden hoses from outdoor faucets prior to freezing weather and opening cabinets under fixtures that are adjacent to outside walls to allow warm air circulation near water and waste pipes.If water or waste pipes are frozen Tenant will notify Landlord immediately and in writing.If Tenant did not take due precaution to prevent the freezing and/or fails to notify Landlord of a problem in a timely manner, Tenant will be held liable for all damage caused thereby.

Inside a slab can be really tough, but I wouldn't think you would have that for a quick freeze.

They will freeze the bank accounts and liquidate them as well as force the employer to start cutting you a percentage,  i've also seen people wait till tax season and tap the tax return for the debt.  

(No footings/insufficient depth/freeze-thaw heaving) You might be better off simply removing the concrete and rebuilding the porch out of wood.

I once had a tenant that felt in the winter they needed to leave a drip so it didn't freeze (from their old place as a kid and the thought process stayed when they moved).

So if you freeze your credit, turn down one of their credit cards, etc. they will hound you until they can obtain funding.
