While the SAFE Act excludes commercial financing, it makes no distinction between loans funded with cash as to owner occupied or non-owner occupied as to making a loan but does for seller financed loans.Commercial loans made to fund the purchase of inventory fo a retailer are clearly made for a business purpose such being the clear intent for exclusions to lending regulations.

Jay, I hate to hear that some bank is even thinking of that it should be a Special Warranty Deed, not a Quit Claim, the QCD only gives that interest they MAY have in the property, the SWD conveys interest and excludes whatever they want to exclude, like any matters during thier ownership interests.

You also have to report all your rental income in the state where you reside, or, you may have to exclude out of state rental losses from your state income tax return.In my opinion, holding rental property in a corporation is the most expensive way to go.

Unfortunately, unless you find the absolute perfect buyer, aftermarket parts don't affect value at...or very, very little.I took $9000 as down payment for a $36000 house worth $50,000 to $60000 bank appraisal and cash flows roughly $275 excluding just PITI (not other expenses).Then I took the other $6000 and paid off credit cards to become debt free with exception of some medical bills after my daughter was born and spent time in Intensive Care.And that's the power of real estate!
