I would recommend some diversification in terms of strategy and having a fall back plan should something go south on that one property. 

Initially, job figures were buoyed by construction and the return of leisure employees, but the region's economic diversification efforts are showing early returns with a number of firms expanding in the region.Recent announcements tied to the Aggie Square development will bring Cytvia and the Alice Waters Institute to the Sacramento area in what could be the first of many new companies taking occupancy to align with the expertise at UC Davis.

Consider the implications of diversification.

I look at Job Growth, Job diversification(I like markets with the highest sector<25%),Population, Population growth, and Median Household Income.

The reason I would like to consider a syndication as it allows for better diversification, less maintenance at the cost of somewhat lower returns (marginally).Having the ability to roll 1031 funds in/out of syndication is far superior to any other strategies unless you like to be hands-on.

Compiling and reviewing it each month helps reinforce this discipline, makes you think about legacy assets in your portfolio (regardless of asset class) and how they are performing and reminds you of the big picture.I have two colleagues that we share our statements among one another and it's both to get an outside perspective on mix, diversification, tax efficiency...whatever we see where we can help and it's also forced accountability...if we have to share the thing each month, we are trying to find ways to improve it.  

There's only so much you can control, and how neighbor investors rent their units isn;t one of them.I'm all for diversification--and I do own 2 SFH in Memphis--but going forward I'll be buying small multis all day long over SFH.

Assuming you want to be passive and its real estate related (I won't portend to go into financial advising areas, diversification, etc), there are a variety of niches that might be logical for you to consider. 

HI @Kenny Oliver if you’re looking to take a more passive role in your real estate and want the benefits of diversification there are funds available to accredited investors that are designed to allow investors the opportunity for ownership of institutional investment grade property that is occupied by regional, national, and Fortune 500 credited companies. 

If you can't find a solid RE investment, then consider an REIT if you are focused on RE diversification.
