I find it remarkable that a precipitous drop in A/C efficiency, causing it to run constantly 24/7 in hotter conditions due to its failure, further exacerbated by the installation of a window unit to cool a room separated from the rest of the hot house solely by a wooden door, *would not introduce a significant change in energy usage*.

I had plans of developing a RV park in Southern California wine country but I found out today that will cost half a million and that will be all that we have to invest so I am going to play it safer and flip for a while build more Capitol.

If this doesn't make sense I'll blame it tonight's excess wine.

Does anyone invest in wine country vacation homes?

We wondered this last ten years when the "war zone" houses were being burned down in Ybor City and now you see that the termite infested, wooden, wrecks were burned for the insurance and new homes were built next to better ones that were rehabbed and the old Cuban cigar center took off again.

When I was setting the house up for rent, I got a lot of stuff at Costco- pillows, sheets and towels, snacks and wine for the welcome basket, paper goods, cleaning supplies, etc.

To condense the list to the important ones:New electrical wiring/PanelNew PlumbingWooden window frames are falling apart (termite damage)Wooden steps to back yard and 2nd floor units need to be replaced (termite damage)Flat roof needs maintenance (leaks)My Question is, where does an investor typically draw the line and say that there's too many repairs that need to be made?
