Does this sound like a motivated seller?

Everything that I've researched about talking to potential sellers seems to fall into one of two categories - 1) how to talk to motivated sellers who are contacting you based off of your marketing or they were referred to you, or 2) how to talk to absentee owners (people who own the property you're interested in but they live somewhere else) that you're cold calling.

Is it possible for an investor to purchase a home of their own to live in by using the same strategies they use to buy houses from motivated sellers?

.,) as they would be more motivated to sell.To be honest it wouldn't take 1 month to close a deal.But I have enough on my plate here in N.

I would recommend reading “The Richest Man in Babylon” for some motivation and prepare yourself for a paradigm shift!

Typically when I hear about other investors speaking with motivated sellers its in regards to wanting to get out of the home BEFORE the foreclosure process happens.

I have tried lists from REWW / Realeflow / Datazapp to try and contact motivated sellers, but the vast majority of these prospects have no interest in selling their property or want too much.

The PM seems to have ulterior motives or isn't looking out for your best interest.

Short Answer = Yes it is Possible and I know several people who have done itThe Long Answer = The only way I have seen people with no money get started in Real Estate Investing and be successful long term is to get very good at finding motivated sellers.If you have no money, no credit and no experience but you have the Super Power of finding and attracting Motivated Sellers I promise you that you will also attract deep pocket investors who will partner with you, give you finders fee's etc.You see the hardest part for most people is finding the time to seek out motivated sellers as you could talk to 500 people before you find even one possibility and for most people they give up after the first 50 No answers.I wanted to share this with the new investors as I have seen too many of you get excited and burn out with no progress after 6 months. 

I recently came across a potential deal in a Chicago suburb, where the seller is pretty motivated.
