Hi Griffen,Are they teaching you to become a hammer swinger or an employee at a large construction company checking on new builds with a punch list to check off items for payments to the sub-contractors? 

There is no record of where any of the sewer lines run so we would be cutting up and jack hammering at random to find the direction. 

I just returned a hammer drill I used to hang new mailboxes at one of my duplexes.

It fit after a few tries of delicate hammering and coaxing but I think the product turned out well!

Personally I'd piece it out with different contractors (plumbing, electrical, drywall, flooring) and swing some hammers to save money.

Please learn to use a hammer and a paint brush instead of RVM. 

My question is, can you sell the Utah property and move your money into your market successfully and without getting hammered on taxes, or do a 1031 exchange?

Honestly the best thing you can do is continue to hammer in on the education and surround yourself by as many people as possible that area already doing what you want to be doing.

Make sure that the agreement is all hammered out beforehand if things get messy with you and your partner investor.
