New Landlord in the Little Rock, AR area

Hello, I'm a new landlord, just purchased my first property in September, a duplex in Sherwood Arkansas, that I'm house hacking and also renovating myself.

I inherited tenants with a very weak lease agreement who decided to stop paying rent once I took over the property. They refused to sign the new lease agreement we drafted and made promises to pay the rent on the existing lease that was ending Nov 1st, but never did. Now the tenant has abandoned the property and left his brother living in it who is not on the lease and I am having to hire a lawyer to finish evicting them and go after the two months of back rent the tenant owes. Luckily I knew to serve them proper notices throughout this whole process including the notice to pay or quit, so that should expedite the process.

Anyway, I'm looking for advice, resources, and community, as I'm new to this whole thing. Particularly, I'm looking to find where/how to get deals on renovation tools/materials/resources to use, as I'd love to start saving from box store pricing, as well as ways to make renovating and renting properties my full-time job. I'm currently working in retail in order to pay the mortgage and wish I could get a job doing renovations full-time so I can get more experience in it, so if anyone knows any good places to look or resources, or just wants an extra pair of hands on jobs in the area, I would be interested.
