Build a buyers list using social media and word of mouth and possibly do a JV with another wholesaler for my first deal I plan on signing the first contract in my name and once I make my first deal, create an LLC to do future deals.

And as far as realtors, word of mouth is a great idea, but you want to make sure you get one who is a full-time realtor and not one on the side.Good luck!

@Roni EliasI know you’re just relaying what you’ve heard likely from word of mouth or wherever else you’re getting your information but this is just off base.

I suspect you will come out ahead by time you reach my age and be a lot happier.

I would like to not only set myself up but my future family with enough of a living that is comfortable and a lifestyle that supports the things that I want to do.I am completely new into real estate and the reason that I am here is through word of mouth of coworkers and family members.

I'm on my 5th 1031 now and couldn't be happier.
