Sellers want the newbies because they know the old guard that underwrites conservatively will not touch the numbers they want to sell the property for.

That takes their guard down and opens them to the possibility of a way out of a bad situation, if that's their case.

An extreme example of when people lose common sense and have a fanatical ideology, (which sadly many of our fellow citizens do) is laws, contracts etc will not be enough to safe guard private property. 

My dog goes on-guard any time a stranger approaches my home (that's what he's bred and trained to do), and because of this, I make sure to secure him any time someone knocks on the door, or if there are landscapers working around the house, or kids playing in the next door yard, etc.

Mind you I worked fill-time, was in the air guard, attended college part-time, and managed these places. myself.

They should have done their due diligence and were prepared for it but I guess a company can tout that they handle 13 billion $ in assets a yr but struggle to cough up 150k bc they got caught off guard.

Most guard their identities and don't want their names being sold to who knows who, and rightfully so.
