I would verify employment (if they work at a restaurant, go there) , identity (passport, DL etc) and ask for a large security deposit.

You can have the identical house (close, but not really identical) in the second block from the entrance to that subdivision and it may be valued at $300K, you can go 6 blocks further and the other may be valued at 10% less simply due to interior condition.

Here are the details (if I have left anything important out, please let me know):- List price of $125K- ARV of $140K (possibly higher as there were two almost identical homes - lot size, floor plan, sq. ft -  under contract on the same street for $150K - $160K that could have positively impacted comps depending on what they ended up selling for.) - Rent of $1,150 - $1,200 (based on other rentals on the same street)- Great school district and location- Cost of Repairs - $8K-$10K (based on our limited experience - we would have had it inspected and looked at by a GC in due diligence had our offer been accepted)

How did you make the decision for debt versus equity investment in the subsidiary LLC of the software company.I'm essentially doing something identical, except that I get a 1099 to my LLC (taxed as C-Corp), and it did an equity investment in an LLC two years ago (before it was a CCorp), and I'm looking to make another couple purchases this year.

This guy is good at the game.We have individual meter apartments, gas, electric and water, he said he was having issues with Identity theft and was working on it showed me paper work and all, said would have all worked out in a couple of months and he would pay me the electric/gas bill money , guess what all BS.
