Why isn't this is a good deal considering I'll add the HOA fees into their rent and so let's say the HOA fees are $200 a month, I'll ask for $1,200 a month.Any criticism will be great.Thank you :)

My recommendation is to do as much of the critical flip areas before you move in, like the kitchen. 

I am open as well to any advice and constructive criticism.  

Great advice Mike, also a great warning for a lot of us who don't hear from our renters unless there is a leak and just see the checks every month, it is really good to schedule periodic checks on critical maintenance.

Cycle through this process until you reach critical mass and can pay for your new properties with cash.

Every time I am in town I go to lunch with our banker  We show him our projects why we are there... its so critical to have those personal relationships if you want to borrow any serious money form local banks.

If there is slope on a lot that you are looking to buy, there may be an ECA (Environmentally Critical Area) or slide prone designation tagged onto the property.
