If I pay to have an open-source CRM customized (VTiger, Sugar, etc.) does it become my own product?

I have been looking ino this market, and would love to get feedback from anyone who owns a 1 or 2 bedroom condo in Banner Elk, especially at Sugartop or Ski Sugar Country Club. 

I would say some of the hot areas people are wanting to move to or buy in are North: Woodlands, Parts of SpringSouthwest: Sugar Land, Parts of Missouri CityWest: Katy, Spring Valley, Briar Forest, and many moreBut you can find good areas throughout Houston just depending on the neighborhood.
