Options To Take Toward Tenant Who is Behind on Rent & Has Vacated

This is my first experience with a tenant who has not paid and will likely not be paying. Her lease is up 3/31/2022, but I agreed to let her end it one month early as she was struggling financially and was moving in with a family member. She has not paid January and February rent after many communications saying she would. She left the apartment with carpet that has to be replaced (holes from her dog) and furniture she did not move out. She left it thinking it was doing me some favor (but just more work). With her late fees, she owes me $1400. I do not know her new address. What are my options in trying to get payment? This property is located in Northern Kentucky.

You could take her to court, get a judgment, and turn it over to collections. It's usually not worth it. Blood from a turnip.
