It is my understanding that delinquencies are to be treated as confidential, so if a tenant has been informed of it, this seems a clear violation to me of my right to privacy and confidentiality.

I've seen flyers or letters that will just have a list of common issues that would motivate a seller to move quickly so that it doesn't single out their problem and make them feel as if their privacy was violated.

Contributions limits are roughly 10x higher, there is no custodial requirement for the 401k, you can take participant loans, you don't need the additional expense and administration of an LLC to have checkbook control, there is a built in-Roth component, a spouse can participate, there are additional tax benefits, there is generally greater privacy, and the plans are often quicker to setup and cost less money over time compared to most IRA LLCs.

If you are looking for a list of, say, mortgage arrears, I would be wary of anyone selling such a list - privacy law in Canada makes obtaining such personal information a little more difficult and selling it, illegal in many/most circumstances.

Have the Land Trust hold the title to the property, which will give you privacy and have LLC hold the beneficial interest to the Land Trust, which will give you additional limited liability protection on top of what you already have.
