Short back story - Became debt free after paying off $30k - Currently have $25k saved - Have been doing research, listening to podcast, read the book on rental property investing by Brandon Turner, and became a ProMember of BiggerPockets (learning how to run numbers with the tools here).

A Pro membership gives you the tools and resources you need to start, scale or manage your portfolio.

There are plenty of apps out there that can make paying bills easier, and peer-to-peer payment tools (Venmo, Zelle, etc) make it pretty easy to add a description so that you know what they payments or for.

They don't even use a real CRM they want us doing everything manually via excel.

Doing that will give you the tools you need to purchase future deals

I am using my newfound access to the MLS as a tool to source good deals and make educated and sound investment decisions.
