I would not personally convert it unless I was already planning a major renovation.You just need to plan for it in your numbers (ask the agent for a heating cost disclosure) and then you market the properties as "free heat"I own a 3 flat with radiators, my bill is about $200/mo year round with budget billing and I charge about $50 more per unit for free heat.  

'Round these parts, you don't see fully-custom-no-fillers until you get into multimillion dollar housing.

We picked Lincoln, NE because we are very familiar with the area, and we have family round.

We pulled up the quarter round.  

I would say on a typical 1500-2000 sf house, I would guess electricity to average $175-$250 per month year round, but could go from a low of $50 in winter to a high of $500 in the summer!
