I would hesitate before forming a different LLC for each property if it meant filing numerous 1165s or 1120Ss, especially if I were paying per filing.)

I bought numerous investment properties and flipped some, and held others long term. 

Any thoughts out there -- it seems like there are numerous benefits to ownership of a home and a double rental home seems like it would protect some of my earnings and allow me to build equity into SOMETHING (anything) so that maybe someday I could even buy my landlord's home when his health gets worse and he cannot stay here any longer and we would live in our beautiful location with a rental on the property as well. 

I have the room listed on: Craigslist, numerous FB groups, FB Marketplace, Sublet, Zumper, Cirtru, Furnished Finder. 

@Nick Littleton personally, I have not encountered this issue (I've done numerous owner occupant mortgages, refis, and HELOCs, and no lender has ever asked me about my property management experience, or whether I'm using a PM, or anything about how the property is managed...other than asking to see signed leases that correspond with the rent income I reported on my taxes), so I was surprised by what you described......I'm interested to hear from the lending pros on here: is property management or property management experience a commonly used criterion for loan qualification? 

That's a huge step when starting as an investor.BiggerPockets is an incredible platform that offers numerous resources, so definitely take advantage of it.

I know this for a fact because I'm having trouble renting out my homes even after numerous price drops (I never had any problems before).
