btw:  Painting one interior room can cost $400, if he did the whole exterior it will be much higher.My lease clearly states, "Leasee is not allowed to make any improvements or alterations without explicit written approval" and during the  move-in walk through, I read and have him/her initial every paragraph.I also second the motion that tenants should never be allowed if only due to the suspect quality.

The trial court did not err in granting defendants’ motion for summary judgment and in denying plaintiffs’ motion for summary judgment.  

Here are a few other NOI increasing tactics that haven't been mentioned:- Charge for parking- Charge for late fees- Charge for application fees- Charge more for more desirable units (e.g. 3rd floor vs. 1st floor)- Reduce electric bill with motion sensor lights- Seek triple bids for vendor costs- Reduce maintenance costs by replacing all light bulbs with high-efficiency bulbs- Charge a move-in / cleaning fee - Contest your tax bills@Douglass Benson @Bill Thompson @Gino Barbaro Have all listed some really good ideas. 

Given that it is their attorney who is handling the eviction and has already filed the motion though, we weren't sure if it is best to wait until we can actually evict the tenant or whether we can switch to a different manager mid-stream. 

Does anyone have a recommendation for a company that will serve notice and/or file a motion to evict?

I filed a "motion" to the court requesting the court Not release the tenant from the unpaid rent.

This strategy is the Real Estate version of the perpetual motion machine in Physics, or perhaps a better analogy the "urban con game", 3 cups and a ping pong ball.
