I would hire a highschooler and pay them $12 an hour and be better off.I find that I have more passion about closing the transaction than anyone I could hire and I think the value is in the relationship that gets established on the phone call, such that I prefer to make the calls myself sitting around the pool with an ice tea in hand.

Our rentals aren't in low income areas, but we still do a few things to make them as low maintenance as possible...I think one of the most important things is getting rid of any items with moving parts susceptible to breaking (i.e. disposals, dishwashers, automatic ice makers, ceiling fans, etc.).

Depending on how nice those top 3 flips were (from $174,153 and up), you could argue that yours might reach there in the end (you probably don't want to plan for that, but might be icing on the cake at that point).
